The following information comes from the

Philip Kelsey and Susan Kelsey sold unit 42 Lake Place Condominiums on July 23 to Livio Zarrella and Anna Zarrella for $310,000.

South Street Properties LLc sold 109 South St. on July 23 to Equus Properties LLC for $407,500. This property was sold to South Street properties in 2006 for $755,000.

David Hutchings and Geraldine Hutchings sold 28 Valley Stream Drive on July 23 to Mary Shaw for $245,000. This house previously sold in October 2007 for $322,500.

Silvio Vieira and Solavge Vieira and Davi DeOliveira sold 7 Well Ave. on July 24 to Vuyokazi Msingzana for $145,000. This house previously sold in November 2005 for $295,000.

Dominic Oliveto and Jill Oliveto sold 130 Aunt Hack Road on July 24 to Elie Rached for $565,000. This house last sold in 2002 for $150,000. (This house sold for more than four times its last sales price.)

I think the Aunt Hack property is either a mistake, or perhaps a land sale in 2002. Nothing in Danbury that looked like that house sold for $150,000 in 2002. Just an observation: The sales of homes and commercial properties reflects a decrease in value from 30 to 50%. None of the properties appraisals are listed, and the taxes are calculated based on the assessments. Are taxes decreasing relative to the sales prices?

I agree, I checked and the house was built in 2003, so obviously the property was sold last as a lot.

Thanks for insightful comments. Here is the history. In volume 1457, page 535, Dominic Oliveto bought it for $150,000 on 8/9/02. William Asmar bought it four months earlier, volume 1433, page 271 for $320,000.

Asmar's purchase for $320,000 was for a home (now known as 132 Aunt Hack Rd) on a large lot. He split the lot and sold the portion where 130 Aunt Hack now sits for $150,000.
